WR's top 5 tips for preparing your property to go on the market in January.
January brings new years resolutions and with that, the inevitable influx of ‘fresh starts’. If it’s your resolution to sell your home in 2018, it’s vital to start preparations now so your home is in tip-top condition ready to hit the market.
Whether it’s a first-time-buyer looking to get onto the ladder, a growing family requiring more space or older couples looking to downsize – there is a lot of activity which means lots of competition.
Property portals Rightmove and Zoopla see sharp increases in the number of visitors over the festive period and whilst many of these may just be dreamers, we also see an increase in sales activity. Homebuyers don’t often want to move house over Christmas and New Year so the market slows down in December before ramping up again in the new year.
In the most recent House Price Index report from Rightmove, for November 2017, the average house price in the North East was £144,186. This was a 5% decrease from the previous month. In January we expect to see average house prices increase as more stock comes to market and demand grows.
To ensure your property gets the attention it deserves and has the best chance of selling, there are a few important points to follow;
- Photography – While your Christmas decorations may look amazingly festive now, they will quickly look outdated in January so make sure your property is photographed tinsel-free! Clear away as much clutter as possible and, if you can, touch up any scuffed paintwork. Almost all homebuyers start their search online on portals such as Rightmove and Zoopla and photos are the first thing they will notice.
- Lighting – Replace all your lightbulbs to keep your home well-lit on darker evenings. It truly makes a difference on viewings and lets you show off your home to its best potential. Hopefully, you should have a ‘for sale’ board outside your property which encourages passers-by to take a closer look at the property. Keeping it looking cosy and well-lit could really make a difference when skies are grey and the rain is pouring down!
- Heating – Keeping your home warm for viewings is also important in the winter months, buyers need to imagine themselves living there and stepping into a warm home immediately gives a great first impression. In a met office survey it was discovered that 76% of people hadn’t checked if their pipes are insulated and 66% hadn’t had their boilers checked ahead of winter – these little checks could help you find any issues before they escalate into big, expensive, repair jobs.
- Gardening – As tempting as it is to forget about your garden or yard when it’s cold outside, when selling your home, its an area you can’t ignore. You can do it yourself or hire a professional but a quick trim of any overgrown hedges or trees and a sweep of any dead leaves helps make your home look appealing before anyone even steps through the front door.
- External Checks – As well as the outdoor space, it’s worth checking how your windows, front door and roof are looking. If there is any obvious damage or loose roof tiles, it could set off alarm bells for potential buyers so it’s a good idea to get your home looking great outside as well as inside. Showing that the property has been well cared for is an incredibly important factor when selling your home and aiming for maximum value.
