Inventory And Schedule Of Condition

As a Newcastle Letting Agents, Walton Robinson can send one of our trained property experts to visit your property and complete an inspection enabling them to prepare an inventory and schedule of condition with any recommendations for improving the property which creates opportunities for landlords to gain higher rents.

Deposit Registration With The Dispute Services (TDS)

Walton Robinson, Newcastle Letting Agents, are registered with The Dispute Service (TDS) and we can complete deposit registration on behalf of landlords making sure all the legal requirements are met and the deposits are securely registered.

Rent Collection And Arrears

We keep track of each tenant's rent payment dates and check that the rent comes in on time, we collect the rent and forward it to our landlords. Walton Robinson's rent collection and arrears service means that if we do not receive the rent on time it is chased up using our arrears system which comprises of texts and emails sent to tenants in arrears, their guarantors, the other tenants in the property and the landlord to keep them up to date on the situation.

Quarterly Inspections

Walton Robinson's property supervisors will complete quarterly inspections on each property and advise the landlord on the findings and if any action is needed such as maintenance issues or requesting the tenants keep the property in better condition.

Receiving Reports And All Queries From Tenants

Our Newcastle Letting Agents full management service means we are the point of contact for the tenants, they will not receive your details and all queries and issues come to us. This takes a massive stress from the shoulders of the landlords and means minor queries and issues can be dealt with straight away by our team without any actions needed from the landlord.

Instructing Contractors Regarding Repairs And Renewals

If any routine or general maintenance is required at the property as a Newcastle Letting Agents we can find out what the problem is and instruct contractors to inspect the property, advise a course of action and complete any work needed. We can use contractors that we regularly use and trust or landlords can give us details of who they would like to handle any maintenance at the property. We also have an out of office hours emergency service with contractors on call.

Serving Section 21 Notices To Quit

We can prepare and serve Section 21 notices to the tenants whereby they sign agreeing to quit the property on the date agreed in the tenancy agreement.

Dilapidation Assessment At The End Of The Tenancy

One of our property supervisors will complete a dilapidation assessment at the end of the tenancy detailing any damages or improvements that may be required.
