About us

Walton Robinson has an established reputation for providing first class accommodation to professionals and students in and around Newcastle upon Tyne. Our location, (close to Newcastle & Northumbria Universities, Civic Centre and all Public Transport networks) provides a heavy footfall from both students and professionals. Landlord Services (subject to terms & conditions)

If you want to let a property we can offer a service that meets your individual requirements. All our staff are highly qualified and our procedures ensure transparency and peace of mind.

Our clients also benefit from our membership of the National Association of Estate Agents (NAEA). This ensures that we receive training in the day-to-day and legal side of lettings and are governed by a number of rules and regulations including, amongst many other things, a requirement to have professional indemnity insurance on your money.

Letting only Services

- Full details, including photograph for comprehensive presentation internally and or within window display, and if appropriate at Caistron House, Acorn
Road, Jesmond, in order to promote the property to best advantage

- Advice upon legal aspects, tax implications, correct form of tenancy and rent expectation

- Arrange and accompany viewings

- Negotiate rent and agree terms of letting

- Carry out two status (including one financial) enquiries

- If instructed secure a guarantor

- Collect and forward on security deposit bond

- Prepare any relevant pre-tenancy Housing Act 1996 Notices applicable only prior to the commencement of the tenancy

- Utilise our comprehensive Tenancy Agreement

- Collect first month’s rent, less agreed fees

 

Full Management Service

In addition to the above we will:

- Compile an inventory

- Arrange, if instructed, for the counterpart copy of the Tenancy Agreement to be stamped

- Read all gas and electricity meters and assist the tenant in arranging for the transfer of utilities

- Collect rents

- Receive reports and all queries from tenants

- Make quarterly inspections and advise

- Instruct tradesmen regarding repairs and renewals

- Issue the relevant Housing Act Notice to Quit Section 21 Notice

- Hold the tenants security deposit bond against any dilapidation

- Carry out a dilapidation assessment at the end of the tenancy (assuming we have completed the inventory)

‘To Let’ sign board - Free of charge

Morgage, re-finance, general insurance, building/contents insurance, cleaning, gardening, ‘Buy To Let’ service
