About The Foundry

The Foundry is in a fantastic location in Newcastle, close to both Northumbria and Newcastle University campuses, providing brand new luxury student accommodation

From studios to four- or eight-bedroom apartments, every room is tailored to the specific needs of students and provides furniture including a desk, storage, a TV, a double bed and en-suite shower room. With a communal area within the building and an external courtyard, The Foundry is also a fantastic place for socialising and making new friends.

The Foundry is also well equipped with laundry and bike storage facilities, as well as limited car parking spaces and 24 hour CCTV security.

Where is The Foundry?

The Foundry student accommodation is situated on Clarence Street, Shieldfield, Newcastle upon Tyne. It's extremely close to Northumbria University's City Campus East and just a short walk away from Newcastle City Centre and other university campuses.

Free, superfast Wi-Fi is available in all communal areas, as well as Freeview and On Demand TV. You might never want to move out!

How much is the rent?

Which bills are included in the rent?

Your rent payment covers utility bills, such as electricity, heating, water, superfast internet and Freeview TV.

How do I pay the rent?

You can either pay the full rent in one payment or in 12 monthly payments by standing order. Walton Robinson will provide you with a standing order form for you to take to your bank.

How much is the holding/security deposit?

The deposit is £600. This will be paid to Walton Robinson and held as a non-refundable holding deposit until the start of the tenancy. It will then be registered with a secure deposit scheme (TDS) within 30 days of receipt.

What about a guarantor?

If possible, you will need to provide us with a UK guarantor. This is usually a parent or guardian who will agree to pay the rent in the event that you cannot. If you are unable to provide a UK guarantor, you can pay the rent for the full tenancy in advance.

When do I sign the tenancy agreement?

The tenancy agreement must be signed within seven days of reserving your place and paying your deposit. If you are not in Newcastle or not in the UK, we can email you the contract for you to print, sign, scan and return.

Walton Robinson will give you a copy of the tenancy agreement to read before you reserve your place in the Foundry.

When will I move in and move out of The Foundry?

Different tenancy lengths are available - 44 weeks, 47 weeks and 51 weeks - so the exact dates will depend on what you agree when you sign up.

Who do I call if something breaks?

Walton Robinson are the student letting and management agents for The Foundry. We're based on Percy Street in Newcastle City Centre. There will be a member of the property management team on site at The Foundry at scheduled times (TBC) for tenants to report any problems or ask any questions. During office hours, repairs can be reported online using FixFlo and we also have a 24/7 emergency helpline.

What happens if I have to drop out?

If for whatever reason you can no longer move in to The Foundry, the holding deposit will not be refunded. If you have to move out or can no longer move in once the tenancy has started, you can find a replacement tenant to take your place but you will remain responsible for the rent until the replacement tenant has signed the contract.
