Discover the answers to some frequently asked questions from students regarding property searches for the next academic year.

This time of year is really busy for our lettings department, as properties for the next academic year go live and current tenants are given the option to renew. We get asked a lot of questions by students about the lettings process, and why everything happens so far in advance of tenancies starting. Read our answers below.

Why start so early? 

Properties are advertised around 9-10 months in advance of the next academic year starting. This is because student properties in Newcastle are always in really high demand, so it’s really important to register with a lettings agent early on. Current tenants are given the opportunity to renew their tenancies before the properties are marketed to the wider public.

Where are the best locations? 

Whether you'd like to live in a Tyneside flat or spacious student house, you'll find many choices for your taste and budget.

Jesmond 

Our student accommodation in Jesmond is a top pick for Newcastle students, as the area is home to many larger properties and a host of local amenities including shops, bars and restaurants and excellent transport links. It is conveniently close to both universities making it the perfect student hub for studying, shopping, and Newcastle night life.

City Centre

It goes without saying that if you want to experience everything that Newcastle has got to offer then one of our Newcastle City Centre apartments is one of the best places to do that. Being in the middle of the city means that everything is close by, including both universities, and the transport links are great. While the rent is higher in the centre it's definitely worth paying a little extra for all the added amenities, and it is a great location for both students in Newcastle and professionals.

Heaton

Student accommodation in Heaton offers lower prices, student-friendly venues, and variety of things to do. With new cafes and restaurants opening up everywhere, Heaton caters to the lifestyle needs of students and young professionals in Newcastle. It has a more laidback vibe than Jesmond or the City Centre, but is no less of a good choice to live. Chillingham Road serves as the main strip, and Heaton Park is great to explore when the weather is good.

What should I look for in a housemate? 

It’s worth remembering you’ll be living with your housemates for a full year – so choose wisely. The ideal housemate would do their fair share of housework, be responsible, be considerate and not cause a nuisance. In advance of starting your property search it's definitely worth a heads together with those you intend to live with to ensure that you are all in agreement with what you are looking for.

Who is our point of contact once we move in? 

Some of our properties are “tenant find” which means we find tenants for a landlord and everything else once the tenancy commences is the landlord’s responsibilities. Otherwise, Seekers would manage things on behalf of your landlord such as property maintenance and your rental payments. It's worth noting that any maintenance work would need to be authorised by your landlord regardless of it being tenant find or managed.

What should we look for in a lettings agency? 

In order to ensure you're well looked after it's worth noting if the agency you rent with are members of ARLA, NLA, TPO and a reputable deposit registration scheme. All agencies should clearly explain a payment schedule in advance of committing to a sign up, this will show both deposit and rental payments for the duration of your tenancy. Don’t feel pressurised to make a decision. It's a busy time of year and properties will let quickly, but this doesn’t mean you make a decision before you're fully ready.
